{"id":1422,"date":"2025-10-06T09:10:11","date_gmt":"2025-10-06T07:10:11","guid":{"rendered":"https:\/\/finka.news\/finka-hostel-the-story-of-a-transformation\/"},"modified":"2026-03-02T15:04:53","modified_gmt":"2026-03-02T14:04:53","slug":"finka-hostel-the-story-of-a-transformation","status":"publish","type":"post","link":"https:\/\/finka.news\/en\/finka-hostel-the-story-of-a-transformation\/","title":{"rendered":"FinKa Hostel: The Story of a Transformation."},"content":{"rendered":"\n<p>Everything began when I myself hadn\u2019t even seen the light of day.<br\/>And yet, an unassuming groundbreaking in Mals would go on to change my lives.<br\/>No one could have guessed that this moment already held the blueprint for our future as <strong>FinKa hosts<\/strong>.  <br\/><br\/><strong>1968 <\/strong>\u2013 a year that would not only shape our future but become the very symbol of an entire way of life.<br\/>The Beatles were topping the charts with the <em>White Album<\/em>, hippie dresses fluttered in the summer breeze, and humankind was on the verge of reaching the moon. <br\/><br\/>And in Mals? They were pouring the foundation for a new financial barracks \u2013 the same ground where, fifty years later, the travel world of Val Venosta would find its own groove.<br\/>That barracks would one day become the <strong>FinKa Hostel<\/strong>.  <\/p>\n\n<h2 class=\"wp-block-heading\">The Construction of the Barracks<\/h2>\n\n<p><p>If you want to tell the story of the FinKa Hostel \u2013 from barracks to hostel \u2013 you can\u2019t skip one man: <strong>Josef, or as everyone called him, Giuseppe Theiner<\/strong>. Back then, better known as The Mohrenwirt of Burgeis \u2013 an innkeeper, businessman, and shrewd judge of people with a knack for lucrative deals.<\/p><\/p>\n\n<p><p>On behalf of the <strong>Guardia di Finanza<\/strong>, he had a new barracks built on his property on Bahnhofstra\u00dfe in Mals. The deal was as simple as it was clever: Giuseppe financed the construction himself, and the Italian Financial Police would rent the completed building on a long-term lease.<\/p><\/p>\n\n<p><p>In <strong>July 1968<\/strong>, the first shovel hit the ground, and by <strong>December of the same year<\/strong>, Giuseppe proudly held the official <strong>certificate of occupancy <\/strong>in his hands. The sun beat down on the freshly paved driveway of the new barracks.&#13;\nThere was a buzz in Bahnhofstra\u00dfe: dignitaries from near and far had arrived for the inauguration.&#13;\nThe Italian tricolour waved proudly from the flagpole, and a ribbon in the same colours was stretched across the entrance door.   <\/p>\n\n<figure class=\"wp-block-image aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kardinal-Einweihung-1024x576.jpg\" alt=\"In the photo: Cardinal Francesco Carpino delivering the blessing at the inauguration of the Financial Barracks in Mals, 1969.\" class=\"wp-image-1397\" srcset=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kardinal-Einweihung-980x551.jpg 980w, https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kardinal-Einweihung-480x270.jpg 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) and (max-width: 980px) 980px, (min-width: 981px) 1024px, 100vw\" \/><\/figure>\n\n<p>The blessing was given by none other than His Eminence Monsignor Francesco Carpino, Archbishop and Cardinal of Palermo. With a calm gesture, he raised his hand and spoke the words of blessing as incense drifted through the warm summer air and the crowd fell silent in reverence. Only the cameras of the press clicked, capturing this moment \u2014 suspended between devotion and new beginnings \u2014 for eternity.  <\/p>\n\n<p><p>Following the blessing, the commander of the barracks, Captain Corrado, took the floor: \u201cThis day marks a new chapter for our command. We now have headquarters that meet every operational need \u2014 especially for <strong>anti-smuggling operations <\/strong>along the borders of Upper Val Venosta and down in the valley. The gates closed. For fifteen long years, the building stood silent and shuttered \u2013 a sleeping giant at the edge of Mals, left to the slow decay of time.<\/p><\/p>\n\n<h2 class=\"wp-block-heading\">Plan B \u2013 and Suddenly, Everything Was Possible.<\/h2>\n\n<p><p><strong>Spring 2019<\/strong>. Juliane and I stood before that same iron gate, waiting for <strong>Rudi Theiner<\/strong> \u2013 Giuseppe\u2019s son \u2013 to show us the old barracks. At that point, our visit had absolutely nothing to do with a hostel.<\/p><\/p>\n\n<figure class=\"wp-block-image aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"691\" src=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kaserne-1024x691.jpg\" alt=\"The Guardia di Finanza barracks as it once looked in the 1970s.\" class=\"wp-image-1402\" srcset=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kaserne-980x661.jpg 980w, https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Kaserne-480x324.jpg 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) and (max-width: 980px) 980px, (min-width: 981px) 1024px, 100vw\" \/><\/figure>\n\n<p><p>We were there on behalf of <strong>VISO<\/strong>, our social cooperative, to explore a proposal with a major South Tyrolean aid organisation: turning the former barracks into <strong>worker housing<\/strong>.<\/p><\/p>\n\n<p><p>Weeks of meetings followed \u2013 calculations, discussions, endless paperwork. We sat around tables with representatives, politicians, and officials, all searching for a way to make the project financially viable. Budgets were adjusted, recalculated, and ultimately abandoned. Eventually, everyone realised: <strong>Plan A was doome<\/strong>d. The costs ran away from us; the subsidies weren\u2019t enough; even the most motivated calculator had had enough. When the project was finally shelved, no one shed a tear.<\/p><\/p>\n\n<p>In fact, it felt wonderful. Because from the very first visit, Juliane and I had felt that this old barracks was meant for something entirely different \u2013 something alive, open, maybe even one of a kind. <\/p>\n\n<p><p>At the moment <strong>Plan A<\/strong> collapsed, our <strong>Plan B<\/strong> shot straight into the realm of the possible. That crazy idea that had been growing quietly in our minds suddenly became real: turning the old Guardia di Finanza barracks into a <strong>hostel<\/strong>. Bringing it into a new era.<\/p><\/p>\n\n<p><p>And so we began, step by step, to usher in a new chapter \u2013 one that would bridge <strong>past and future<\/strong> in a natural, unpretentious way.<\/p><\/p>\n\n<h2 class=\"wp-block-heading\">Turning the Idea Upside Down.<\/h2>\n\n<figure class=\"wp-block-image aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"652\" height=\"679\" src=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Schluesselloch01.jpg\" alt=\"\" class=\"wp-image-1401\" srcset=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Schluesselloch01.jpg 652w, https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/Schluesselloch01-480x500.jpg 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 652px, 100vw\" \/><\/figure>\n\n<p><p>Now it was time to get serious. From every side came new <strong>bureaucratic hurdles<\/strong>. From above pressed the <strong>purchase price<\/strong>; from below, we had to shore it up with our own <strong>capital and loans<\/strong> \u2013 all the joys of buying and transforming a barracks into a hostel.<\/p><\/p>\n\n<p><p>It was no walk in the park. Every step brought new forms, new questions, new challenges. But on <strong>December 12, 2019<\/strong>, we finally held the <strong>preliminary purchase contract <\/strong>in our hands.<\/p><\/p>\n\n<p><p>Then came <strong>COVID<\/strong>. The world froze. We asked ourselves whether to pause or push forward. But true to our motto \u201c<em>Courage pays of<\/em>f\u201d, we hit the gas again.<\/p><\/p>\n\n<p><p>And so, on <strong>April 16, 2020<\/strong>, in the middle of lockdown, I drove alone across empty roads to <strong>Merano <\/strong>to sign the <strong>final deed<\/strong>. In my bag: three cheques and a big dream. By the end of the day, it was done \u2013 the sale was sealed, the keys were ours, and <strong>the transformation could begin<\/strong>.<\/p><\/p>\n\n<h2 class=\"wp-block-heading\">The Transformation into the FinKa Hostel \u2013 50 Years Later<\/h2>\n\n<figure class=\"wp-block-image aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"575\" height=\"1024\" src=\"https:\/\/finka.news\/wp-content\/uploads\/2025\/10\/BaggerDach-575x1024.jpg\" alt=\"The photo shows a small excavator on the cleared rooftop level of what is now the FinKa Hostel. While the rest of the world pressed pause, we started planning, calculating, and working.<\/p><\/p>\n\n<p><p>Together with architect <strong>J\u00fcrgen Walln\u00f6fer<\/strong>, we began shaping our vision. Our top priority: to preserve the <strong>character of the building<\/strong> \u2013 while giving it a new soul.<\/p><\/p>\n\n<p><p>The concept was clear: <strong>preservation instead of demolition.<\/strong> A place like this doesn\u2019t just hold physical substance or \u201cembodied energy\u201d \u2013 it carries decades of human stories, memories, and meaning.<\/p><\/p>\n\n<p><p>We didn\u2019t want to destroy, but to reuse everything we could. In the end, the renovation became a mix of <strong>improvisation, upcycling, craftsmanship, and stubborn determination<\/strong> \u2013 and maybe that\u2019s what made it so exciting and alive.<\/p><\/p>\n\n<p><p>The big steps were quickly defined: the <strong>new elevator shaft<\/strong>, the external <strong>fire stairs<\/strong>, and the <strong>roof floor<\/strong>, which we removed completely and rebuilt in modern timber construction. That\u2019s where today\u2019s <strong>rooftop suites<\/strong> are \u2013 filled with light, open, and in perfect dialogue with the old structure.<\/p><\/p>\n\n<p><p>Inside, walls were moved, new openings created, old ones closed. Each room got its own <strong>bathroom <\/strong>\u2013 a comfort the financial officers back in the day could only have dreamed of.<\/p><\/p>\n\n<p><p>We thought ahead, too: <strong>district heating<\/strong> connection, <strong>photovoltaic panels <\/strong>on the roof and terrace railing \u2013 today we cover about <strong>55% of our energy needs<\/strong> that way.<\/p><\/p>\n\n<p><p>Thus, from concrete g<strong>rew character<\/strong> \u2013 a building reborn with purpose, sustainability, and soul.<\/p><\/p>\n\n<p><p>All the <strong>craftsmen <\/strong>came from Val Venosta \u2013 <strong>builders<\/strong>, <strong>carpenters<\/strong>, <strong>electricians<\/strong>, <strong>plumbers<\/strong>, <strong>painters<\/strong>. Solutions often emerged right on site \u2013 spontaneous, practical, and spot on. <\/p>\n\n<p><p>The <strong>crowning touch<\/strong> came from <strong>Esther Stocker<\/strong>, whose <strong>black-and-white artwor<\/strong>k now adorns the <strong>elevator shaft<\/strong>. Based on her design, geometric forms were applied over 3 \u00d7 16 meters of fa\u00e7ade \u2013 seemingly random yet perfectly balanced. The FinKa opened its doors. A new chapter began. What was once a place of control and command had become a space for encounters. Travellers from all over the world now come to stay, to breathe, to experience Val Venosta in their own rhythm. It\u2019s almost as if the old barracks had always been waiting \u2013 to become exactly this: a <a href=\"https:\/\/finka.news\/en\/hospitality-and-warm-welcome-at-the-finka\/\" target=\"_blank\" rel=\"noreferrer noopener\">home for stories and souls in motion<\/a>.<\/p><\/p>\n\n<p>Oh \u2013 there\u2019s Leo calling from the kitchen. Work awaits. After all, our guests won\u2019t get full on words alone. Its mission: to create employment opportunities for people with disabilities and to integrate them into the labour market. In addition to cleaning services, VISO runs two student homes with canteens \u2013 and since 2021, also the <strong>FinKa<\/strong>. The transformation of the old Guardia di Finanza barracks was one of its boldest projects: social, sustainable, and unmistakably local.<\/p>\n\n<\/div>\n<\/div>\n<div id=\"faq-question-1759730051310\" class=\"rank-math-list-item\">\n<h3 class=\"rank-math-question \"><p><strong>What Does \u201cFinKa\u201d Mean?<\/strong><\/p><\/h3>\n<div class=\"rank-math-answer \">\n\n<p>The name plays on the building\u2019s history (Finanzkaserne) and echoes the Spanish word finca \u2013 evoking sun, hospitality, and joie de vivre. A name that bridges old and new, South Tyrol and the wider world.<\/p>\n\n<\/div>\n<\/div>\n<div id=\"faq-question-1759730070708\" class=\"rank-math-list-item\">\n<h3 class=\"rank-math-question \"><p><strong>What Makes the FinKa Hostel Special?<\/strong><\/p><\/h3>\n<div class=\"rank-math-answer \">\n\n<p>The FinKa isn\u2019t a hotel \u2013 it\u2019s a <strong>hostel with attitude<\/strong>. Old substance meets new ideas: vintage furniture, sustainable materials, a terrace with views of the Ortler, and a good dose of soul. They contain energy, labour, and history \u2013 what we now call embodied energy. Demolition would have erased all of that. Instead, we wanted to show that with respect, creativity, and craftsmanship, something new can arise without denying the old. Preserve instead of demolish \u2013 that became our guiding thread, both architecturally and philosophically.
